The Horn Rapids Master HOA Community. The Horn Rapids Master Planned Golf Course Community is a mixed-use development designed for various purposes beyond just residential living. It spans approximately 835 acres to the Northwest of downtown Richland. The current community consists of over 1,400 residential units. Future expansion will likely total around 2,000 residential units. The community includes multiple community parks, two community pools, along with abundant trails, and the privately owned and operated 18-hole golf course that's open to the public. The Horn Rapids Golf Course is intertwined within the Horn Rapids community. Opened in May of 1994, the course sits on 188 acres with a maximum yardage of 6,990 yards that will challenge golfers of all skill levels.

Community Details

Homeowners who take possession of their home (living unit) at closing automatically become members of the Horn Rapids Master Homeowners Association (HRMHA). This also includes residents who are leasing their homes. Membership comes with responsibilities that are mandatory, not voluntary! First and foremost, each homeowner has specific maintenance responsibilities that are required of them. This ensures that homes and lots are maintained in excellent condition. “Pride in ownership” serves as the foundation for the covenants, conditions, and restrictions (CC&Rs), Rules and Regulations (R&Rs), Bylaws, and Architectural Guidelines that are the enforcement mechanisms that govern our community. We take great pride in investing the time and effort needed to make our homes not only beautiful and functional but also aesthetically pleasing to our neighbors. This dedication results in the best community we can create and be proud of.

The Horn Rapids Community is fortunate to have dedicated owners who serve as the management and staff of the everyday operations of the HOA as well as a supportive board of directors, all of whom provide our members with easy access to information about the association. As a homeowner in Horn Rapids, an owners portal from our Smartwebs HOA management software platform is available for all homeowners. This platform allows owners to view their account information and receive direct communications from the HOA. It includes a library of important documents including board meeting minutes, voting links, budgets, HOA contact information, community event calendar, and various PDFs related to all of the governing documents of the HOA.
